Zillow Broker Connect helps promote your company’s brand and listings beyond IDX search by leveraging the Zillow Group platform and resources.  

Your local MLS will ensure your active listings are published to the Zillow Group’s search platform, but there are many other benefits to sending your own non-IDX listing feed to Zillow.   

If you have more than 200 listings, you can send us listings data through the free, enhanced feed program.

For Rent Listings 

Rental listings appear on Zillow and Trulia sites through paid inclusion. As a broker, you can help automate the posting process for your agents by sending these listings in a daily feed.  You can also leverage your scale to gain discounts on rental advertising, driving traffic to your listings from both Zillow and Facebook.  Find out more about the rental program here.

Dynamic Ads for Real Estate

Dynamic Ads for Real Estate is a Zillow Group marketing program that advertises active listings to home shoppers via digital media sites, like Facebook. There is no cost for broker partners to participate in this program, as the program leverages Zillow Group’s media dollars.  

When a broker opts into this program, their active listings are eligible to run on targeted digital platforms outside of Zillow Group, which will deliver additional exposure to a broker’s listing with the opportunity to increase traffic back to the listing detail page on the Zillow Group platform.

Coming Soon listings

Zillow and Trulia users want a heads up on what homes will be listed for sale in their market..  Sending your firm’s Coming Soon listings to Zillow Group is a great opportunity to get pre-marketing exposure.  Coming Soon listings may be posted manually by Premier Agents, or sent via a feed from a broker.  Please note that all Coming Soon listings must follow all local and/or national MLS rules. 

Non-IDX listings

Sometimes there are reasons for wanting to keep a home off the MLS, but still advertise it to the general public, with homeowner approval.  Leverage Zillow’s audience to give exposure to these unique homes.

 

Requirements to send us a Zillow Broker Connect feed:

Sending a listing feed is a technical undertaking that requires an XML file to Zillow Group. Simply sending us a URL of your website does not provide enough information for online listing display. Creating an XML feed requires the ability to create a file that conforms to our specification and listing information must update in the feed at least 4 times a day.

Once you have read the spec and have an XML feed ready, please submit your feed above to create an account and accept our Listings Feed Terms of Use.  Please note that it can take 4-6 weeks for a new feed to go live on the site. We inspect each feed individually by doing high level quality checks before setting a new feed live on the site. It is a manual and time-intensive process that ensures your data appears with the highest quality on Zillow.  Zillow Group reserves the right to reject feeds if they do not meet our requirements.

 

Zillow Broker Connect Policies:

Complete Listing Feeds: Zillow Group requires complete listing feeds which are defined as a feed which contains at least 98% of the current listings from a single brokerage or office.

Updates: The data from an origination source must be updated in as close to real time as possible, but no less than hourly. The data from a xml feed must be updated at least four times a day.

Representation and Restrictions: In the case of “for sale” listing feeds, at a minimum, the true listing broker must be represented, and the broker must have a contractual relationship with the home owner. In the case of “for rent” listings, the entity representing the rental property must have permission directly from the owner/property manager to post the listing as “for rent”. We do not accept feeds that contain REOs, vacation rentals, time shares, foreclosures without direct agent representation, commercial listings, aggregator companies, or manufactured or mobile housing that doesn’t include land ownership as part of the advertised sale price.

WHAT IS A FEED?  

A feed is a means to publish frequently updated data in a consistent format. In the Zillow Listings Feed process, it’s an XML file that transmits your listings. Typically, a Web master or software developer will set up the feed.

 

WHAT DOES IT COST TO SET UP A FEED TO ZILLOW?  

Nothing. It’s free to send Zillow Group a listings feed.

 

DOES THE LISTING INFORMATION CHANGE THE HOME’S ZESTIMATE?  

It certainly could! When the feed comes in and we see that any basic home facts (beds, baths, square feet) are different from the information we have received from county records, we update the information in our system, which could affect the Zestimate.

 

WHY DOES ZILLOW NEED TO RETAIN SOME OF THE “BASIC DATA”?  

When new home facts and information are added to our database, it helps to build information about the history of a home and assist in the overall customer experience. Since we will usually also get this data from county records, we prefer to not give our customers an inconsistent experience when looking at homes by adding data, removing it, and adding it again. So, when “basic data” is added to a home via a listing feed, it becomes part of the house history on Zillow.

 

WHAT COMMUNICATION PROTOCOLS DO YOU SUPPORT?  

We support HTTP and FTP protocols. If your feed is password protected, please contact us at feedsupport@zillow.com and we’ll set things up to maintain that security.

 

WHAT KIND OF FEED FORMATS DO YOU SUPPORT?  

We support two types of XML feeds:

  • Zillow Interchange Format (ZIF): This is our own feed format that will allow you to create rich listings. (See the technical spec for ZIF.)
  • Multifamily Information and Transactions Standards (MITS): This is a listing feed format designed specifically for the apartment rental sector. For more information on MITS, click here.
I DON’T HAVE AN XML FORMATTED FILE – CAN YOU JUST SCRAPE MY SITE FOR LISTINGS?  

No, we don’t have this capability. There are a number of issues with scraping, but namely, inconsistencies between different sites’ formats cause data errors. A feed provides a consistent, guaranteed format that ensures your listings are posted on Zillow with high-quality data. If sending an XML file isn’t an option, please consider talking to your local MLS and express your desire for a syndication feed to Zillow Group.

 

 HOW MANY PHOTOS CAN I SUPPLY IN THE FEED?  

Each home can have an unlimited number of photos. Each photo file size can be up to 5 MB, and must be a minimum of 330×220 pixels. We encourage you to supply as many photos as you can as we have found that listings with more photos have materially increased page views than those with fewer.

 

HOW LONG DOES IT TAKE TO PROCESS A NEW FEED?  

There is a good deal of manual work that goes into setting a feed live on our end, including performing a number of quality checks. Please allow up to 4-6 weeks before the feed is activated.

HOW DOES AN AGENT’S PROFILE CONNECT WITH THEIR LISTINGS?  

On Zillow, profiles and listings are tied together via the email address in the feed. When the email address on the listing matches the email address on the profile, the system knows to tie the two together. The feed spec does allow for two email addresses to be submitted, for those who use an email management system that requires unique email addresses. In this case, you can submit one email address to tell us where to send the lead, and a second email address that will be used for matching purposes only. HOW SOON WILL A LISTING COME DOWN WHEN THE HOUSE IS SOLD OR RENTED?  

When a home is sold or no longer for sale, please remove the listing from your feed. The next time we process your feed, the listing will come down on Zillow.

 

HOW OFTEN SHOULD MY FEED UPDATE?  

Your feed should contain updated information to ensure listings appear accurately on Zillow. At minimum your feed should update at least 4 times a day. If you are unsure how often your feed updates on Zillow, please email us at feedsupport@zillow. If your feed does not update for 2 consecutive days, we reserve the right to terminate your feed on Zillow Group sites.
