How Zillow’s App in ChatGPT expands listing reach and protects industry rules

Zillow recently launched the Zillow App in ChatGPT. This ChatGPT app is a new way for consumers to begin their home search journey through conversational AI and marks a major opportunity for real estate professionals. More than 800 million people use ChatGPT each week, and for the first time, their home search questions can lead directly to MLS-sourced listings — with broker and MLS attribution intact.

This is a milestone for responsible AI in real estate, one that strengthens the role of agents, brokers and MLSs in a rapidly evolving digital landscape. Zillow is working to responsibly bring real estate into one of the world’s most-used AI platforms, expanding listing visibility and putting agents and brokers in front of a massive audience of serious, engaged shoppers.

What’s happening?

Zillow launched its new app in ChatGPT, giving consumers a fresh way to begin their housing journey. For the first time, people can browse homes, explore neighborhoods, and learn more about affordability in natural conversation within ChatGPT, powered by Zillow’s trusted housing insights and AI technology.

How does it work?

When users ask about homes, neighborhoods or affordability in ChatGPT, they gain access to Zillow’s real-time listings, filters and insights. When it’s time to act — request a tour, connect with an agent or start financing — those next steps happen within Zillow. Users can ask ChatGPT to suggest alternate ideas or improvements with prompts like “find one with a finished basement.”

  • When Zillow powers results: Zillow’s data appears when a user explicitly includes Zillow as the first word in their message (e.g., “Zillow, show me homes for sale”) or when ChatGPT recommends Zillow for a relevant housing prompt (e.g., “find me a rental in Denver under $2,000”).
  • For-sale vs. rentals: For most queries, users need to specify whether they want homes for sale or rentals. If it isn’t clear, the experience defaults to for-sale listings — except in area detail carousels, which can display both.

Did Zillow work with OpenAI on this?

Zillow worked directly with OpenAI to ensure this experience was built with the industry’s rules and safeguards at its core. Zillow has 100% control over the app experience, which protects MLS data and maintains IDX compliance. 

What listing types does the Zillow App in ChatGPT display?

The Zillow App in ChatGPT displays most listing types, including rentals, agent-represented, for sale by owner, foreclosure and auction listings. This first iteration does not display new construction listings sourced from builders, StreetEasy buildings pages or listings in Canada. Zillow plans to add more listing types and features in the future, again adhering to all applicable industry rules.

What is included in the listing information in the Zillow App in ChatGPT?

The essentials: listing maps and photos, core facts, broker and MLS attribution, and other required disclosures and disclaimers. This is a visual interactive experience that brings Zillow directly into ChatGPT. 

How exactly is MLS data being used inside ChatGPT? 

Zillow’s App in ChatGPT renders a Zillow-controlled display that is MLS-compliant inside ChatGPT. Zillow determines exactly which fields are displayed and applies guardrails to prevent prohibited fields from surfacing. The data comes directly from Zillow’s existing MLS agreements — the experience is simply an extension of Zillow’s app experience.

Does this comply with MLS standards for data usage?

Yes, it does. We worked closely with industry stakeholders to ensure this experience complies with MLS data standards and strengthens the visibility of MLS listings in new, AI-driven environments.

Does OpenAI retain MLS data beyond session use?

No. ChatGPT retains “chat history,” which is all the prompts and questions the user asked ChatGPT. ChatGPT cannot use data displayed in the Zillow App outside of the Zillow experience and does not retain any record of what Zillow displayed to the user in response to their prompt or question in ChatGPT. Additionally, OpenAI cannot train on IDX data.

Is Zillow transmitting MLS data to OpenAI?

No. Zillow is not sending OpenAI a feed of MLS data. OpenAI sends a request to Zillow for information related to the user’s prompt. Zillow sends a response that is displayed in the Zillow App, but that data does not go to ChatGPT for ChatGPT to display to the user. The Zillow App was built by Zillow to be IDX-compliant and is operated by, and controlled by Zillow, just as on the Zillow website and mobile app. To protect industry integrity and comply with MLS rules, Zillow worked closely with OpenAI to restrict any use of Zillow App data for AI training or reuse.

What information does Zillow receive from OpenAI?

Zillow receives limited context relevant to a real-estate query when the Zillow App is invoked and that data is used in real time to return compliant listing results. OpenAI does not share any personal information with Zillow.

Do I need to connect ChatGPT with Zillow for ChatGPT to invoke the Zillow App in ChatGPT?

Yes. To use Zillow in ChatGPT, you must connect the Zillow App to your ChatGPT account. Today, connecting the Zillow App to ChatGPT does not connect your Zillow account to ChatGPT. It only connects the Zillow App in ChatGPT to ChatGPT and Zillow will not receive any personal information, just context on why ChatGPT made the specific request for the user.

This experience benefits the entire industry by extending real estate into AI-driven discovery. It captures growing consumer demand for conversational search, accelerating discovery while maintaining the MLS as the authoritative source of truth and keeping agents central to the experience once shoppers are ready to take the next step.

ChatGPT is simply another entry point into the Zillow experience. Every tour request, lead and financing inquiry still flows through Zillow’s existing channels, ensuring agents remain central to the transaction.
